Score 5 if area is in the city master plan growth corridor with upcoming metro/ring road. Score 1 if no planned development.

Score 5 for 1:1.5 to 1:2 ratio with 30ft+ frontage. Score 1 for extremely narrow (10ft front) or too deep plots.

Score 5 for 40ft+ asphalted road with street lights. Score 1 for kutcha road with no drainage.

🌿 Environment

Noise & Air QualityWeight: 3

Pollution, traffic noise, industrial proximity

Score 5 for quiet residential area with good air quality. Score 1 if near highway, airport flight path, or factory.

💰 Hidden Costs

Foundation & Site Prep CostsWeight: 4

Leveling, retaining walls, soil treatment, demolition

Score 5 for flat, clean plot needing zero site prep. Score 1 if extensive filling, rock blasting, or demolition needed.

Development Charges & Betterment LeviesWeight: 3

Municipal charges, betterment tax, impact fees

Score 5 if all development charges are paid and included in the land cost. Score 1 if substantial additional charges pending.
